St Johns has been an iconic part of the Liverpool skyline for over 50 years. The centre acts as the gateway to the city, enjoying an enviable location adjacent to three major transport hubs. The Liverpool landmark is flanked by one of the largest media walls in Europe, a 452 ft beacon and a 65-metre-long living wall. With over 100 brands, a consistently low vacancy rate and an annual footfall of over 13 million St Johns remains as relevant to Liverpool now as it did when built in 1969. We have delivered a full property management service at the asset for over a decade, completing initial due diligence on purchase for the previous owner and transitioning to the current owners alongside Asset Managers Rivington Hark. Key to our success has been our hands on management approach; we understand Liverpool and work closely with city stakeholders, this has allowed us to deliver an asset that is attuned to the needs and demands of the local community.

We were instructed in Spring 2018 to deliver a robust property management service to this bustling hub of food and independent shopping in the heart of London’s Brixton. Two indoor markets housed in separate arcades (Brixton Village and Market Row) are home to around 130 independent traders featuring food, boutiques and homewares.

We provided development and set up advice during the construction phase and then launched the £100m scheme successfully. As well as the core services, skilled teams managed the staffing resources throughout the process, which needed a sensitive approach and was successfully delivered.

We provide full property management services for this 200,000 sq ft scheme in Basildon - including rent and service charge collection, staff management, service charge management and more. It has over 100 units, and occupies more than half of the town’s centre. Basildon is currently undergoing significant regeneration and the centre is well positioned to benefit from this, with its proactive asset management strategy.

We took on this 570,000 sq ft new centre in November 2016, 12 months after it opened. Our role has been to develop robust systems to manage the tenants and staff and transition from the post-completion management of the original developer. Thorough examination of the service charge has led to a significant reduction in total running costs for the centre. The centre forms the new core of Bradford’s retail provision and the ongoing marketing strategy aims to target the existing customer base as well as tap into new areas for the benefit of all tenants.

Following refurbishment in 2019 the centre has now been sold and is now managed in house by the new owners. This brings to an end a 22 year unbroken period of management.

We have asset managed this centre since 2002 for a series of owners and currently Spelthorne Council following their purchase of the centre. Our services have included re-negotiating the head lease, co-ordinating all aspects of the refurbishment including the procurement process to select all consultants and contractors . More recently we identified the opportunity to acquire the F/H interest of the M & S and secured its purchase and reletting to Sports Direct.

Munroe K is now one of the UK’s top specialist shopping centre and retail property management companies.
